Can You Store a Motorcycle in a Condo Parking Garage?

Some condos in Liberty Village or King West explicitly prohibit storing motorcycles in car parking spots. Others allow it only during riding season but ban long-term or winter storage entirely. A third group requires written board approval before you can park anything other than a standard passenger vehicle on your spot.
The Ontario Condominium Act gives boards broad authority to regulate common elements, and underground parking garages fall squarely in that category. Even if your declaration does not specifically mention motorcycles, your board may classify long-term storage of a non-running vehicle as a misuse of parking space. Violating these rules can lead to formal notices, fines, or even having your bike removed at your expense.
Before you assume your condo parking spot is a viable winter storage solution, pull out your declaration and rules package. Better yet, email your property manager and get the answer in writing. Why Underground Garages Are Terrible for Motorcycles

Throwing a cover over your bike in a garage does not solve these problems. Covers trap moisture underneath, creating an even worse environment than leaving the bike uncovered. Disc locks and alarms help with theft deterrence but do nothing about the environmental damage.

Many Ontario motorcycle insurance policies have specific terms around where your bike is stored during the off-season. If your policy includes a layup clause or seasonal storage discount, the insurer may require that the motorcycle be stored in a secure, enclosed, non-shared facility. If your bike is stolen or damaged in a shared underground garage, your claim could be complicated or denied if the insurer determines the storage location did not meet the terms of your policy.
